Last week we wrote about D.R. Horton in our series spotlighting various homebuilders who are shaping the communities featured on our website. In that post, sales Rep Ginger Yocus offered several good reasons to consider the lovely new homes being built at Headwater Cove near Lewes and Rehoboth.

This week we’re featuring highlights of our conversation with Shannon Soderberg, a sales representative from K. Hovnanian. This builder is creating beautiful new neighborhoods in “55+” communities in the “Four Seasons” family at Belle Terre near Rehoboth, Baymont Farms and Hatteras Hills in Magnolia, all following the path of Silver Maple, a completed neighborhood that’s also in Middletown.

There are lots of good reasons to consider these types of communities, especially if you’re interested in an amenity-rich lifestyle with minimal home maintenance responsibilities.

As Shannon sees it

“Being in a 55+ community offers a whole new sense of community for a lot of my buyers because they love the support and friendliness of folks in the same stage of life. Communities like this are set up for people to move in and make friends quickly if that’s what they’re looking for.”

Belle Terre and other “Four Seasons” communities foster friendliness and the feeling you’re living at a first class resort.

“At Belle Terre we’ve got two pickleball courts, which is good because this is the most popular activity in the community. We also have a bocce court, an outdoor pool, a patio with a fire pit and gas grills, walking trails and a kayak launch into Love Creek.

“Our 6,000 square foot clubhouse also has a fitness center, aerobics room, two pool tables, darts, shuffleboard and so much more. It’s a wonderful place for gathering to meet your new neighbors and explore old hobbies and create new ones.”

Where free time becomes 24-7 fun time.

“There’s a great sense of community in these 55+ neighborhoods – I call it ‘College 2.0’ because the residents are having so much fun. They do a lot within the community but also travel to other states and do tours and cruises together.”

The community’s location also gives residents access to so many nearby attractions, with privacy and greenery close to home.

“We’re about 5.5 miles to downtown Rehoboth Beach and the Boardwalk and about 5.5 miles to downtown Lewes. We’re also only two miles from the shopping on Route 1 so you’re close to all the action but tucked away so the community stays nice, quiet and private.”

The lifestyle is also enhanced by the preservation of nature.

“Most of our homes back up to common space or ponds, or they’re on a perimeter lot with woods for extra privacy. We kept lots of trees around the wooded portions, and being near Love Creek requires us to keep trees for a large buffer, with mature trees around 70 percent of the community’s perimeter.”

Belle Terre, near Rehoboth and Lewes, offers some of K. Hovnanian’s best features.

“People are impressed by our functional open floor plans, unfinished basements and 10-foot ceilings. Finding basements in this area can be difficult but because of our elevation, soil type and water table we’re able to build them. People love them even if they’re unfinished for the extra storage, and knowing they can finish them if they start having more grandkids. As an option, we’ll also finish those basements if you want the extra living space right now.”

“All-in-all, this is a great place to live your best life after working so hard for so many years!”

A closer look at other K. Hovnanian Delaware communities.

K. Hovnanian has been a welcome presence throughout Delaware for some time. For a full list of every community, visit their Delaware-specific website.

We also spotlight three very special communities in addition to Belle Terre at our Web site. Here are some highlights:

Four Seasons at Hatteras Hills, Magnolia.

This 55+ Kent County community is close to Dover, with a 6,000 square foot club house with a fitness center, a pool, bocce and pickleball courts. You can reach the beach at Rehoboth in less than an hour but also drive a short distance to beaches along Delaware Bay and the Bombay Hook National Wildlife Refuge.

Four Seasons at Baymont Farm, Middletown.

With open, airy homes, this community welcomes new residents who embrace active lifestyles with a clubhouse with a fitness center and game rooms, a pool, tennis and bocce courts, walking paths, and plenty of open space.

Four Seasons at Silver Maple, Middletown.

This is a completed amenity-rich community in Middletown that’s close to Wilmington, Christiana and the Chesapeake City Marina. Your homeowner dues will cover lawn mowing, flower bed mulching, bush trimming and pruning and snow removal on roads and driveways. That gives you a lot more time to enjoy the clubhouse, pool, bocce ball and tennis courts, fire pit, Tiki Hut and all of the friendships you’ll develop in this resort-style community.
