Don’t despair, there are still communities that are building on ¼ acre lots or larger. And, if you expand your search to include “newer construction,” there are even more possibilities. (See the article “The Package is Shrinking.”)
Living on ¼ Acre (or More) Lot
The Reserves, in Ocean View, is one of those communities. This community was originally designed for homes to be built by a custom home builder, which is why the lots are spacious and many of them do not back to other homes. It is selling out quickly, however, so if this is appealing to you, get in touch now.
Independence, our premier 55+ Active Adult Community in Coastal Delaware, offers some of the largest lots in an age-restricted community. Of homes currently for sale, two are on more than 1/3 acre and one of those back to trees – 29740 Andrew Jackson Drive. Finding home sites in a brand-new Active Adult Community with lots larger than ¼ acre is a challenge. Less than 30 lots remain for new construction, but there are a few existing homes for sale and most are less than 5-10 years young.
Retreat at Love Creek is another community whose site plan was designed for custom home builders. That was before the crash that put a lot of builders and developers out of business. As the market recovered, Schell Brothers took over and built out this beautiful community. Resale homes here sell very quickly.
Bayfront at Rehoboth, on Rehoboth Bay with a Lewes mailing address, is one of my favorite communities. With a private beach, kayak launch, walking trails, clubhouse, fitness, and outdoor pool, on top of lots that average a half-acre or more, what’s not to love?
The Ridings at Rehoboth offers ½ acre lots making it a big attraction to this community as well as its location with easy access to either Lewes or Rehoboth. Lots of open space and, yes, you can fence in your yard. Low fees cover the use of the pool, community center, and the fitness area. There were multiple builders in this community so prices may range from the mid $300s to the high $500s if a home does come on the market.
Senators is the first new home community to break ground in Lewes as the market recovered about 10 years ago. Sales hit records and any home that comes on the market seems to disappear in the blink of an eye. East of Route 1, with easy access to the bike and walking trails, the beach, and the town of Lewes, Senators will always be in demand.
Woodridge, in Milton, offers the rare combination of a new home community with lots of trees and ¼ acre lots. Most lots back to trees with more spacing between homes than many other new communities and it also has both a pool and clubhouse.

These are just some of the communities offering larger lots, great locations, and the kind of amenities which appeal to many of our buyers relocating to Delaware.
