Our agents are out in the field with our clients every day and are on the frontlines to take notice of what’s happening within the various neighborhoods and communities. During our recent team meeting, agents were telling me about the current real estate market status in several of our most popular communities.
What Our Local Delaware Agents Are Seeing Across Southern Delaware
In Southern Delaware
Independence, one of our most popular 55+ Active Adult communities near the beach resorts, is down to their last 30 lots! This means the selection of premium lots—lots that can have a basement and lots with specific orientations—is dwindling at a rapid pace.
Another popular community, Saddle Ridge, built by Schell Brothers is all sold out. Tidewater Landing is nearly sold-out, with only 49 lots remaining.
Several K. Hovnanian communities are wrapping up—Seabrook is currently selling their last phase and Retreat at Millstone has only 21 attached homes sites remaining.
Some communities are opening new phases or welcoming new builders
Ocean View Beach Club North is where D.R. Horton will be building single-family and attached homes, many for quick delivery. K. Hovnanian was the builder since the community first opened in 2016. Their models currently listed are only available as resales.
Heritage Shores presently has two different floorplans being built by Capstone Homes, both starting in the mid $200s. Capstone was new to Heritage Shores in 2019 although they have been building in other communities throughout Sussex County for many years.
While some communities are selling out, other communities are in the very early stages, some without even a model to look at onsite such as Marsh Island and Walden. We’re in touch with the builders and will update our community web pages as soon as details are available.
In Kent County
Champion’s Club is down to its last 28 lots! There are no new Active Adult communities in Kent County, south of Dover, making this location in Magnolia a big draw.
In New Castle County
The Ponds at Bayberry South has been the “hot” community in Middletown for the past several years, and right now they are backlogged and it appears they will be selling new homes for the next several years.
Four Seasons at Baymont Farm has been open now for about a year, sales are brisk and, they have broken ground on the clubhouse already!
If you plan to be in a new home in the Middletown area within the next two years, you need to be talking to your Active Adults Realty agent now.
