Is your purchasing heavily influenced by advertising? Be careful of that when you are dealing with home builders when buying a new construction home.
Real estate broker, Kathy Sperl-Bell of Active Adults Realty in Delaware explains the ways home builders try to influence you to buy one if their homes. But when they do that, the pressure is on and may not allow you to consider other options.

Hi, this is Kathy Sperl-Bell of Active Adults Realty in Delaware. And today, I have a question for you. Do you make purchase decisions based on advertising? Some builders have very large advertising budgets. From the billboards, to the print ads, to the sponsorships and the parties, and the internet marketing, and the social media. Well, they’re almost drowning out other builders and other communities. Their objective. They want you to predetermine that you’re only going to buy one of their homes and not even consider others.
In real estate, that’s a little bit backwards. Because, remember, it’s all about location, location, location. And, once you’ve narrowed down your choice of location, who’s building in that area, and what are you’re choices? My recommendation, don’t be swayed just by advertising.
Now, if you were buying home in the same area in which you’ve lived all of your life. Your personal experience as recommendation from, recommendations from friends or family, certainly would influence you. But, when you’re moving to an area that is brand new to you, please enlist the aid of a local expert.
You know, in all price ranges, there is really more than one good builder that is worthy of your consideration. In fact, now that the market is so healthy, there is a good choice of small and medium sized builders that are building custom and semi custom homes. Many in the same price range as your higher end production builders. So, do we make buying decisions based on advertising? Sure. We all do to a certain extent. But, for me, referrals and advice from people in the know, carries a little bit more weight.
I often compare shopping for a new home, to shopping for a car. So, the ads are designed to do what? They’re designed to pull you into the showroom, and then, the salesperson can do their job. Sell you a car. Maybe upsell you to a higher end model. Certainly interest you in some of the add on features and upgrades that will make your driving experience better.
I hope this will get you thinking a little bit. Advertising, it’s very effective. That’s why companies can spend such a large percentage of their budget on advertising to grab your attention.
