How do Delaware home builders measure up?
What qualities make the best home builders? What happens when they don’t measure up? Broker/Owner Kathy Sperl-Bell discusses what makes a builder a favorite and what some home builders do that cause them to not make the cut.
Who is your favorite builder in Delaware? Hi this is Kathy Sperl-Bell of Active Adults Realty in Delaware. And yes our clients do ask that question or they might phrase it a little bit differently. They’ll say, “Who is the best builder in Delaware?” And I have to answer, “That depends.” It could depend on your budget, it could depend on the location, certainly the type of community and in some cases in can depend on personal opinion, preferences.
Do I have favorites? Sure I do, just like everyone, but there are also builders with whom I will not work and that I cannot recommend. And no, I’m not going to send you a list of those but I will tell you what puts the builder on that wrong side of at least my ledger sheet. Poor customer service, misrepresentation, outright lies, serious complaints and bad experiences with prior clients. I’m not talking about floor squeaks and nail pops and the normal kinds of things that will go wrong during that first year of new home ownership. That’s going to happen with all builders at all price points. But I’m talking about serious issues that happen repeatedly frankly.
Then there are builders that are just a pleasant surprise; not a lot of fan fare, not a lot of big expensive advertising or billboards. They’re just building a nice home at a fair price and they do it consistently. They do it on time, they do what they say they’re gonna do, they do it on budget. Those are nice surprises. And they also as I would phrase it, play well with others. They don’t attempt to elevate themselves by putting others down or by badmouthing the competition. I just find that unappealing. I also believe that a company’s attitude starts top down, not middle up. So the project manager could be very good, the sales consultant could be very good but you have to look at the company overall and understand how it operates.
